Dear Customer,

It is the well known fact that the property investment pays heavy profits which is much higher than any other investment. Normally losses are never occurred and the profits are huge. But this opportunity is only availed by those who have large amount of money in their hands. There is no such opportunity for the small investors. But in FTP an opportunities are being offered for large investments of any amount as well as small investments as low as Rs.2, 50,000/- (Rupees Two lacs Fifty thousand only).

In FTP you can purchase a property share in any of divided space on any floor in Design Pavillion II. The company has targeted to complete this Tower on or before 30-06-2010 (subject to change if required) and get it operatable independently with independent entrance from 01/09/2010. These spaces are being rented out to Designers for preparing Designs, Samples, Designer-Wear and Designed Wedding-Wear. These spaces will be called as "Design & Designer-Wear Studios".

Researches by world known companies such as E & Y deputed by us prove that these studios will have very much throbbing business. "So it will be very well viable and easy for the actual users to pay the rent @ 12% per annum of the price fixed for the studios". The attached facilities will in fact make customers stand before designers' counters in non-ending lines.

Based on this our company is assuring you the rental of 12% per annum for your share of property in these studios. The price is different on each floor of the Tower. You can buy property on any floor of your choice. You can invest in ftp for one or multiple of the units of Rs.2, 50,000/- (Rupees Two lacs Fifty thousand only) and you will get the share of property on the choice of your floors. The floor wise rates will be applicable which will determine area of your share of property. This share of property will be in any one of the studios on that floor which will be allocated to investor by our company after receiving full amount of the unit/units. The investor will get the monthly rent on your property @ 12% per annum of the price of your unit. One can take one's rent either on Monthly basis or 6 Monthly basis or Yearly basis as per cumulative rates in the attached list. You can also take your rent at one time after 30 or 36 months in a lump-sum way. After 36 months our company will buy back your property. In case you retain your property beyond 36 months then you will have to give your option now at the time of signing of Developer-Buyer agreement. Our company's offers to buy back price of your property will be Rs. 3,75,000/- (Rupees Three lacs Seventy Five thousand only).

If you want to retain your property after 36 months then u will get the rent @12% of your original investment per annum or higher which will be actual rent of the your share of property. Up-to 36 months if the actual rent is less than @ 12 % per annum then we shall pay the deficit from our side. If the rent is higher than @12 % per annum then the difference of amount will be of our company.

Maintenance and lease management will be done by a company authorized by our company. Investor will have to sign a lease agreement with that company and the maintenance company will look after the maintenance of your share of property and collect the rent for you. For this purpose you will have to pay your share of maintenance charges. You can collect the rent from the maintenance company directly or you can direct the maintenance company to deposit it in your bank account directly. If the investor is end-user himself then he/she will have to give an affidavit to use it as end-user of that category which he opts in the buyer-developer agreement. If due to any reason he/she wants to change the category of end-user then he/she will have to take No Objection Certificate (NOC) from the maintenance company.

In any case nobody can not shut his/her studio for more than one month. If anybody shuts his/her studio for more than one month then the maintenance company will have the right to unlock his/her shutter and rent the studio to some other end-user of investors category. This is a harsh measure but it is necessary to do it to ensure the opened shutters of all studios and to stop investors from indulging in the practice of getting the premiums enhancement only. It will defect the aim of the project and it will not be healthy manner to enhance the premiums of investments. Rather it will harm the growth of premium of investments of all investors and will not beneficial at all.
