    All the four components are being covered under LEED (Leadership in Energy and Environmental Design). This is necessary because we want to incorporate the best features of any modern world level modern building. Statistics, world over has proved that buildings are responsible for 40% consumption of world's total energy , 25% of wood harvested and 16% of clean water. Thus Fashion Technology Park has resolved to become the first of its kind, eco- industrial park as defined by Asian Development Bank (2001) with attributes of a Green Building under LEED.

    The following system is being created in order to reduce consumption of the above valuable resources to save globe from Global Warming:

    1. Light weight European style fibrous blocks in place of bricks in the outer walls. Outer walls, glass and windows are so designed to reduce heat and cold traveling by 66 percent.
    2. Not a single drop of rain water will flow out of the complex ; it will be either reused or recharged to earth.
    3. 26 percent of total land as green parks on ground and 21 percent greenery on roof tops.
    4. Specially designed influx ventilation and smoke/polluted air exhaust system.
    5. Transparent construction progress system accessible through website and other means.
    6. Best measures to ensure safety, pollution prevention and quality control through efficient site management system.
    7. In house, most modern sewage treatment plants and accurate management of solid waste.
    8. Most modern system of fire fighting with smoke –sensors.
    9. Sensor system with auto influx of fresh air system to maintain required level of Oxygen and Carbon Dioxide(CO2 )
    10. External lighting and water heating through solar system saving 2,92,876 units of energy per year.
    11. Well planned and researched indigenous plants and grass by expert professionals to reduce water consumption and better
      green impact.
    12. Latest, though very expensive, adobatic cooling system reducing 75% water consumption , is being installed.
    13. Variable Flow Drives for chilled water pump and AHUS units to ensure better thermal comfort and energy.
    14. Space for parking of 1500 cars.
    15. Financially efficient post-occupancy management plan.
    16. Intelligent Building Management System (IBMS) using simulation software of Visual DOE to monitor fire-fighting , lighting ,air conditioning, ventilation, disaster management , security lifts, elevators and other systems.
    17. Inside cabins are so designed that 30% of natural light will be ensured inside the building. All the above will ensure heavy reduction in power consumption , potable water consumption, and respiratory diseases, along with very high productivity of the occupants.
